Buying property in Turkey is not dissimilar to buying property in any other country. However as when in another country the language and bodies that process various parts of the transaction or perform searches maybe different to what you normally expect.
We hope the first part of your quest of locating a suitable apartment, house or building plot can be done using the internet with viewing, perhaps a personal visit either whilst on holiday or by a special trip to view the property. If you are coming on holiday it would be nice to know if you wish to view a number of properties and if you would like to use any of our holiday services such as airport transfers, accommodation etc.
You will see from the following guide that the Estate Agent is the fulcrum of all the activity, organizing all of the parties involved including solicitor, government departments and the seller.
Step 1 Using an estate agent locate and choose your property or plot of land to have your own property built, this can be done by using the internet to match your requirements or visit our offices. We also offer a bespoke brochure service, with over 100 properties we are unable to send all the information so please contact one of our offices with your guide lines, so that we can select properties within your guide lines.
Once you have selected your property and commit to buying by paying a deposit, a number of actions out of your control will take place and dependent if you are buying a property or building plot the duration can range from two to eight weeks. The reason for the length of time is the various international government checks, often being completed in two weeks but can take up to 7 or 8 weeks.

Once a price has been agreed the estate agent will draw up an agreement/contract for you to sign. This will require you to forward a deposit (agreed by the seller and the buyer) to the estate agency holding bank account (by electronic transfer) to be passed on to the legal team and then the seller. The deposit is non refundable, unless you have an agreed valid reason for withdrawing from the sale, the seller will also have to return the deposit and a penalty if he withdraws from the agreement. We will also need a photocopy of your passport or a photocopy of each party involved in owning the property.
Step 3 Once he deposit and contracts have been exchanged a number of government checks will take place, this is out of the control of your acting agent. These checks will include contact with your local government to check for criminal activity and may include other checks, if you are not accepted the deposit will normally be returned.
If you are buying a building plot other checks will take place to assure that the land you are buying is not to be used for other than domestic or by local government services such as schools, fire station, police etc. For other information about building your own house see our Development section of our site.
This process can take up to eight weeks, but normally is around four weeks.
Step 4 Once all the searches have been returned and complete the final steps of purchasing can take place. This involves the remainder of the balance of the purchase price and any commissions which will added to the total price. When the balance and any commissions have been paid the title of the property will be exchanged.
